Every year, there is the opportunity to protest a property's assigned actual value as determined by the county assessor. Notices of Valuation are released on May 1st of each year, and the deadline for filing a protest is June 1st. During this brief protest period, we dedicate ourselves to you by working diligently to analyze your case and determine the appropriate valuation. In the event that a reduction is warranted, we file the necessary protest on your behalf.
What if the protest period is missed? Under Colorado law, even if a protest is not filed during the statutory timeframe, property owners have the opportunity to file an abatement. An abatement is a “protest” that can be filed retroactively, after values have already been set. Abatements may be filed for the two years prior to the current calendar year.
